What is the smallest lot size in the new development?The proposed smallest lot size in the new development is 150 feet by 100 feet. For comparison: A typical Floodwood lot today is 50 feet by 120 feet Most Floodwood ownership is two lots, totaling 100 feet by 120 feet This means the new development is offering larger, more spacious lots than the existing norm.

Are there different lot sizes available?Yes. The development will include a variety of lot sizes to accommodate different needs – ranging from smaller single-family parcels to larger lots for multi-family or commercial uses. Final lot dimensions will vary depending on location and purpose within the development.

What was the development process, and who was involved?The development process began after the City of Floodwood purchased the land in May 2024. Formal planning efforts were launched in January 2025, when the city partnered with InGensa, a project management firm, to begin shaping a vision for the property. From there, InGensa brought in SAS, a team of landscape architects and designers, to create multiple conceptual renderings of how the land could be used. As ideas developed, the city hosted two public community meetings to gather feedback and share early concepts. This input helped guide revisions and refinements to the master plan. The draft concepts were also presented and discussed during City Council workshops, allowing council members to weigh in and shape the direction of the project. Throughout the process, the city’s planning committee, council members, residents, and professional consultants all played important roles in shaping the project into what it is today – a vision for growth that reflects both strategic planning and community values.

What is the current status of the development?We are currently in the planning and pre-development phase. Right now, the city is working on finalizing the master plan based on community input and expert guidance. At the same time, efforts are underway to gather critical information needed for future construction. This includes obtaining cost estimates for survey work, wetland delineation, and soil borings. These are all essential steps before infrastructure planning and design can move forward. Please note: While the full development plan is being shared publicly, development will happen in stages, starting with roads and utilities. Construction across the entire area will not occur all at once. This careful, staged approach allows the city to manage growth responsibly while keeping the community informed every step of the way.

What was the planning timeline?Development Timeline: May 2025 – Community Meeting held on May 14, 2025. City Council reviewed the master plan and the development website, providing feedback for revisions April 2025 – Development website launched to share project information and updates March 2025 – Meetings held with potential builders and developers February 2025 – Community Meeting held on February 3, 2025. Official project kickoff with architects, engineers, and project management team January 2025 – Partnered with InGensa, Inc. and began formal planning work May 2024 – City of Floodwood purchased land from the Wesley New Estate The timeline will be updated regularly as new steps are taken.
